What does reinstatement entail?

Office reinstatement is a little complex than many thinks, mainly because in Singapore where every Building Management is different and has their own set of rules for reinstatement, it makes sense to appoint experienced, reliable, and responsive professionals like us at CommercialRenoSG.

Sometimes hacking and demolishing creates noise which Building Management prohibits during working hours, and that’s where we will come in after work hours or during weekends to complete the reinstatement works. Reinstatement work generally includes, amongst others, the following:

  • Removal of light fittings;
  • Removal and dismantling ceiling boards;
  • Removal of blinds, solar films and curtains;
  • Removal of workstation and furnishings;
  • Removal of additional water piping;
  • Painting work for touching ups of walls;
  • Removal of floorings such as carpets, tiles or parquet;
  • Hacking and demolishing block walls and partitions;
  • Hacking and demolishing and removal of concrete features;
  • Hacking and removal of fixtures such as cabinets, workstations;
  • Removal and terminating additional power points which were previously added;
  • Removal of wiring and electrical cables, network data cabling and data points;
  • Removal of signs, additional fire sprinklers and office air-conditioning;
  • Repair any areas which are faulty – wiring, ceiling boards, flooring, walls and water piping.

  • (a) Availability of working hours as provided by the Building Management (where applicable);
  • (b) Extent of fixtures, furnishings and block walls being installed;
  • (c) Extent of additional wiring, cabling lighting and power points installed which needs to be removed;
  • (d) Extent of removal work for fire sprinklers and signs;
  • (e) Extent of repair required for wiring, cables, ceiling boards, floors, walls, water piping, windows and whether repainting is required;
  • (f) Size of office, retail space, clinic, restaurant, or other facilities;
  • (g) Location of commercial space (this has an impact on the speedy access and removal of items);

In rare situations, costs may potentially exceed our general pricing above, as this generally arise from unexpected repairs required for certain areas.
